ActionedQ-0382Leading Fire Services are pleased to submit for your consideration our proposal for repairs identified during the recent inspection of the fire protection equipment. During testing, the following issues were identified with the concealed space smoke detectors in Zone 7: * Above the Conference Room: There is currently no access to test these smoke detectors. According to Australian Standards AS1670.1, a manhole/access hatch must be installed directly below the smoke detector for testing and maintenance. Therefore, we require the installation of three 500 x 500mm access hatches for these concealed space smoke detectors. * In the concealed space above the Kitchen and foyer areas, it was observed that most smoke detectors are not secured and are dangling from the terminated cabling. Moreover, these detectors are outdated "Simplex" models that have failed and become extremely brittle, disintegrating upon touch. The LED indicators are non-functional, and they did not activate during testing. Consequently, all concealed space detectors in Zone 7 need immediate replacement. The existing cabling is also substandard, being very old and heavy-duty 1.5mm, which necessitates replacement. To summarize, this quotation includes provisions for replacing all current smoke detectors in Zone 7 with new addressable models, along with the replacement and re-securing of the cabling above the kitchen and foyer areas. For the above works to proceed, the new manhole hatches in the Conference room must be cut in prior to any of the above works proceeding. Unless specifically noted above, or stated/included within our Scope of Works, the following inclusions, Exclusions, Notes and Conditions will apply: INCLUSIONS: • Labour during Leading Fire Services normal working hours (7.00am to 4.00pm Mon to Fri, excluding Public Holidays). ActionedQ-0351COMFORT HOTEL CLEVELAND - FIRE INDICATOR PANEL REPLACEMENT - JULY 2024 - STAGE 1 Leading Fire Services are pleased to submit for your consideration our proposal for repairs identified during the recent inspection of the fire protection equipment. Due to the current state of the Fire Indicator Panel at Comfort Hotel - Cleveland and the unavailability of replacement parts, Leading Fire Services are providing a quotation to replace the existing aging Fire Indicator panel. In our quotation, we have allowed for the following; * Day 1: Site attendance to identify location of Fire Panel Mains Circuit Breaker, pre-label all existing internal Fire Services cabling inside the existing Fire Indicator Panel, and location of all "End of Line" devices for replacement. * Day 2: Site attendance and removal of the old existing Fire Indicator Panel and replacement with a new Addressable-capable Fire Indicator panel. The failed external Bell will be replaced with a new Strobe and "FIRE" label as required. * Day 3: Test and commissioning will be carried out on completion of the Fire Indicator Panel replacement to ensure correct operation. This will also provide a count as to the quantity of existing old Simplex Smoke and Heat detectors that also require replacement. These detectors are well over 10 years old and must be replaced as they are also deteriorating and falling apart. ** NOTE: We strongly recommend that all existing smoke and heat detectors located inside the Apartments are replaced with addressable type. As the site keeps having issues with residents unclipping these detectors (this renders the detector in question, and all subsequent detectors on the circuit offline and non-operational), the replacement of these old detectors in the apartments with new addressable types will enable for staff to track the exact location of the offending smoke or heat detector and will also not impact other fire detectors throughout the site by unclipping. The other devices will remain online and operational if required. This new system will also provide staff with access to the new Fire panels' "Historical Log", which will list the exact location of the detector coupled with a date and time that the detector weas removed. EXCLUSIONS: • Any additional materials or parts not listed in this quote including diesel, batteries, tubes and the like. • Work outside of Leading Fire Services normal working hours (as nominated above). • Scaffolding, Elevated Work Platforms or any High Access Equipment over and above standard 1.8m Step. • Patching, Painting, Core Holes, Fire Penetrations, Fire Sealing, Chasing, Rendering or Cleaning – touch up painting of any doors or frames. • Any re-keying to match original pre-existing key setup of locksets that have been replaced or altered. • Access to Energex locked rooms. • If water isolation for repairs is not successful, costs will apply for pipe freeze. NOTES & CONDITIONS: • The Fire and Rescue Service Act 1990 (FRSA), section 104D states that "The occupier of a building must maintain at all times every prescribed fire safety installation to a standard of safety and reliability in the event of fire”. • Leading Fire Services reserve the right to vary our pricing where additional WH&S measures are implemented, not limited to but including: new or modified induction processes, additional police or security checks and assistance with third party auditing. • Where recommendations are made we have allowed to rectify, this price is only valid if accepted with the rest of the quote. • Uninterrupted and continuous site access is required.
