***Following a routine inspection, a number of defects were identified that require attention to maintain safety, performance, and overall condition. The below quotation outlines the recommended works to address these items and prevent further deterioration.*** The Building Fire Safety Regulation 2008, Part 5 Prescribed fire safety installations, Division 3 Obligations of occupiers, 54 Maintenance of prescribed fire safety installations Part 4 states that: (4) The occupier of the building must ensure the repair is carried out or the corrective action is taken no later than 1 month after the maintenance of the installation was carried out, unless the occupier has a reasonable excuse. Examples of a reasonable excuse— • No appropriately qualified person was available to attend the occupier’s premises to carry out the repair or take the corrective action because of the remoteness of the building’s location. • The repair or corrective action was not able to be finished because of the complexity of the work involved or delay in obtaining parts required for the repair or corrective action. Unless specifically noted above, or stated/included within our Scope of Works, the following inclusions, Exclusions, Notes and Conditions will apply: INCLUSIONS: • Labour during Leading Fire Services normal working hours (7.00am to 4.00pm Mon to Fri, excluding Public Holidays). EXCLUSIONS: • Any additional materials or parts not listed in this quote including diesel, batteries, tubes and the like. • Work outside of Leading Fire Services normal working hours (as nominated above). • Scaffolding, Elevated Work Platforms or any High Access Equipment over and above standard 1.8m Step. • Patching, Painting, Core Holes, Fire Penetrations, Fire Sealing, Chasing, Rendering or Cleaning – touch up painting of any doors or frames. • Any re-keying to match original pre-existing key setup of locksets that have been replaced or altered. • Access to Energex locked rooms. • If water isolation for repairs is not successful or we are asked to re-instate the water for any reason, additional costs will apply for a revisit. NOTES & CONDITIONS: • Leading Fire Services standard trading terms apply. A copy of our trading terms can be provided on request. • Leading Fire Services reserve the right to vary our pricing where additional WH&S measures are implemented, not limited to but including: new or modified induction processes, additional police or security checks and assistance with third party auditing. • Where recommendations are made we have allowed to rectify, this price is only valid if accepted with the rest of the quote. • Uninterrupted and continuous site access is required. Delays will incur additional costs at our standard hourly rates. • This quote is valid for a period of 30 days from date of quotation, after which time price adjustments may be required. • The customer is fully responsible to provide access, security clearances and keys on site at time of all routine inspections, call outs in normal working hours and call outs outside working hours and quoted works. All inductions that are beyond thirty minutes duration, will be charged at our normal hourly rate. Parking facilities will be provided and if not, all costs associated will be on charged to the client. • Our pricing has been calculated on the proviso that the full scope of works will be approved and carried out at the same time. Multiple site visits (other than those already expected and allowed for) or variations to our original scope of works, may attract further costs. • In accordance with AS 1851 – 2012 during a hydrostatic test the hydrant system pipe work is pressurized to 1.5 times the systems working pressure or the required design standards. If any unknown system defects are present, a failure of the hydrant system pipe work may occur resulting in damage to building, plant, equipment, facility, or part thereof. Leading Fire Services Pty Ltd, will be held harmless and accept no responsibility for any damage to building, plant, equipment, facility, or part thereof, as a result of any failure of the fitted Fire Hydrant System during any authorized pre-arranged Hydrostatic Test and Hydrant Flow test. We would like to thank you for considering Leading Fire Services proposal, and we look forward to working with you should our quote be accepted. The site fire detection and alarm system operates on a Pertronic F220 addressable fire indicator panel. A partial upgrade to addressable detection was completed approximately two years ago; the balance of the building remains protected by conventional detection devices. This scope covers the replacement of all remaining conventional detection with Pertronic addressable devices to complete the site-wide upgrade, providing individual device identification at the FIP, improved fault diagnostics, and a single consistent device platform for ongoing maintenance. Scope of Works Leading Fire Services will: - Notify the building occupier and the monitoring provider, and isolate the affected zones/monitoring prior to commencement each day, with reinstatement at completion of each shift. - Decommission and remove the existing conventional smoke detectors, thermal detectors and manual call point covered by this scope, and dispose of removed devices (photoelectric detectors disposed of in accordance with radioactive-source requirements where ionisation types are encountered). - Supply and install 28 × Pertronic addressable photoelectric smoke detectors with addressable bases. - Supply and install 9 × Pertronic addressable thermal detectors with addressable bases. - Supply and install 1 × Pertronic addressable manual call point. - Utilise existing field cabling where testing confirms it is suitable for addressable loop duty; extend/modify loop wiring at device locations as required to suit the new bases. - Address, program and label all new devices at the F220 FIP, including device descriptors, zone mapping, and alarm/ancillary functions consistent with the existing addressable installation. - Update the FIP configuration to remove redundant conventional zone circuits once cutover is complete. - Provide a single-man lift (EWP) including hire, for access to high-level detectors in the entry foyer; operators hold current EWP/working-at-heights qualifications. - Commission and test the completed installation in accordance with AS 1670.1, including 100% functional testing of all new devices, verification of alarm transmission to the monitoring service, and confirmation of occupant warning operation. Clearances & Exclusions - Re-cabling beyond reuse/minor modification of existing field wiring (if existing cabling proves unsuitable, re-cabling will be quoted as a variation). - Painting, patching or making good of ceiling/wall surfaces beyond installation-standard finish. - Devices or areas beyond the quantities listed above, including any areas that cannot be accessed at the time of works. - Rectification items covered under defect quote Q-1169 except where expressly superseded by this scope. - Works are quoted for normal business hours; after-hours cutover available on request.
